Our Process
Initial Contact
We want to be involved as early in the design process as possible but appreciate that is not always the case. Wherever you are in the process, we would love to talk with you and start coordination.
Our first step is to meet with you to discuss our philosophy, priorities, processes, and standards to determine if we are going to be a good fit. From there the next step depends on where you are in the design process, it might be a rough per square foot budget or a more nuanced budget if you have some plans in the works to share.
Once we are both ready to work together, we will enter into a pre-construction agreement where we start coordination with other contractors and design professionals to get our budget dialed in before we begin the project.
Design
This is when we work with you and other consultants to dial in the home’s designs and specifications. During this time, we also work with you on the budget to ensure we are all designing and working towards the same goal.
We will provide you with a detailed sheet of selections that need to be made and vendors we want to work with for many of the items.
At the end of the design phase we will have a package of plans, designs, and specifications to build a solid budget and schedule from. Once we agree to the budget and schedule, we will sign a contract agreeing to the items in the budget, our management fee, and other standard items. Once signed, we collect a deposit that will be credited back to you on the first round of invoices. Finally, we move to bid the work out and get ready to build your dream home.
Construction
During the construction phase you will have access to the schedule of the build, receive weekly updates from us, and have scheduled on site visits to review details, specifications, and key decisions.
We will also provide detailed cost projections to you and any lender involved so we are all prepared for the financial impacts as they come due.
What is a pre-construction agreement?
This is a commitment to each other to coordinate design and specifications prior to committing to building the project. We will collect a deposit and bill against this deposit. The deposit is non refundable and the amount will vary depending where you are in the project and how much coordination before construction begins will be required. This is separate from the management fee that is in place during the construction of the project.
During this period we remove risk from the project, for both of us. We will nail down what you care about and if we are a fit, where we should spend and where we can save, our budget, and overall goals for the project.
