Our pricing model
We don't use a traditional cost-plus pricing model. Instead, once we have a clear understanding of the project scope and budget, we establish a fixed management fee for our work.
That fee stays the same throughout the project unless there is a significant change in scope or a change order. This means our fee does not increase simply because the cost of construction increases.
We establish a minimum quality standard for the homes we build, and beyond that, where you choose to spend your money is up to you. If you want to upgrade an appliance, choose a more expensive finish, or invest more in a particular part of the home, you pay the additional construction cost—but our management fee does not increase because you spent more. We believe this creates a better alignment between our interests and yours: our job is to help you make the best decisions for your home and budget, not to steer you toward more expensive choices.
For example, if excavation uncovers unsuitable soils and additional material needs to be exported, you would pay the additional construction cost, but our management fee would not increase. The same applies if you decide to upgrade your appliance package—the additional cost of the appliances is yours, but there is no additional management fee.
Change orders are different. If a change requires additional work after construction is underway, we will clearly identify the additional cost before the work is performed. That cost will include the work required plus our standard 20% management fee. For example, if plumbing and electrical have already been completed for a Fisher & Paykel refrigerator and you later change to a Sub-Zero that requires the work to be relocated, the resulting rework would be handled as a change order.
In simple terms, you pay the actual cost of construction plus the management fee we agreed to at the beginning. Our fee does not grow simply because the project costs more to build.
What should I expect to spend?
Every project is different, and the cost of building a custom home depends on the design, selections, site conditions, and scope of work. We develop a project-specific budget as the design and specifications become defined, so you can make informed decisions before construction begins.
